RENTAL ASSISTANCE
- Eligibility area: Fairbanks North Star Borough only.
- The Rental Assistance program is open year-round and provides rental assistance for an elderly eligible tribal member, and other approved eligible tribal members.
- The Rental Assistance program is based on funding availability.
ELIGIBILITY
- Contact IRHA for full list of eligibility requirements.
- Have a household income at or below the HUD income limits.
- Be an Alaskan Native or American Indian.
- Live in a residence that meets HUD quality housing standards.
- The Rental Assistance program aids elders near age 62 and older based on 30% of all income.
- IRHA works in collaboration with various landlords, management companies, and other agencies to help secure housing.
- All approved participants will be required to recertify annually.
- Also with lease agreements, only a certified service dog is allowed and to be kept in accordance with all animal control laws. Tenant must maintain sanitary conditions of unit and property. Tenant shall be responsible for any damage or injury caused by the animal in their possession.
INELIGIBLE
- Applicants cannot receive any other housing subsidy for the same unit, or a different unit, from any state, federal, tribal or local housing program.
- Applicants who have been previously terminated or evicted from any program administered by the IRHA are not eligible to receive assistance.
- Owes IRHA money.
- Applicant must not own or have any interest in the unit.
- Participant may not sublease the unit or assign the lease to transfer the unit.
- Applicant or anyone in the household who is a registered sex offender.
The IRHA will conduct a pre-occupancy assessment prior to signing the rental contract with the IRHA utilizing the adopted Housing Quality Standards to ensure the unit is a healthy, safe, and suitable place to reside prior to approval. If the unit does not pass the assessment, assistance can be approved if the landlord is willing to make necessary repairs to bring the unit up to the minimum requirements. If the landlord is not willing to make the repairs, assistance will not be approved.
